This is odd behaviour - with retail game disc not being read then the disc drive would be considered the obvious culprit. But games installed on the HDD not playing too suggests some common cause although it could still be two separate problems.

i'd test burnt and retail games to see if it is the same behaviour from each, and consider setting up a new hard drive from scratch just to see if it is some sort of hard drive related issue. i seem to recall issues like this occasionally happening if the hard drive had corruption or ran out of space.
