Here's what I would do, but it's not a permanent solution because downloadable content is always coming out. Take your Xbox to a different location (ie: friends house) and download whatever needs to be downloaded. Then just continue to use it as you have been in the dorms.

got it working!  heres an explanation how so that others can use this thread as a reference:

i bought a $10 USB ethernet adapter, used a crossover cable to connect my desktop to my xbox via the usb adapter.  then, went to the network setup wizard in windows xp.  it asks a few questions that are obvious to answer.  just make sure you set your internet sharing so that the computer is the host and the xbox is the client.  i gave my desktop 192.168.0.1, then made that the gateway in my xbox network settings, and made my xbox ip 192.168.0.2 in the same settings.  then i went into my xbox dash and used the connection troubleshooter, which fixed everything else up and voila!  now i can download content and keep my desktop online, without a router/hub/switch.   biggrin.gif
